If you manage a building in Saudi Arabia, you will hear the terms soft services and hard services constantly. Understanding the difference helps you write better tenders, budget accurately and decide whether to buy services separately or as integrated facilities management (IFM).
What are hard services?
Hard services relate to the physical fabric and engineering systems of a building. They are usually required for safety, compliance and keeping the building operational. Typical hard services include:
- HVAC — chillers, air-handling units, fan coil units and split systems
- Electrical systems — LV panels, lighting, generators and UPS
- Plumbing, drainage, pumps and water tanks
- Fire alarm, detection, sprinklers and fire pumps
- Access control and CCTV
- Minor civil works, carpentry and painting
Hard services are delivered through planned preventive maintenance (PPM) and reactive maintenance when faults occur.
What are soft services?
Soft services make a building clean, secure and pleasant for the people who use it. They are often the services occupants notice first:
- Cleaning, housekeeping and facade cleaning
- Security, reception and concierge
- Landscaping and irrigation
- Pest control and disinfection
- Waste management and recycling
- Catering, laundry, mailroom and valet
Why the distinction matters
- Skills: hard services need licensed technicians; soft services need well-trained, well-supervised service staff.
- Risk: failures in hard services (for example fire systems or power) are often safety-critical.
- Budgeting: hard services are driven by asset condition and lifecycle; soft services by area, footfall and service frequency.
- KPIs: hard services are measured on PPM completion and response times; soft services on audit scores and user satisfaction.
Should you combine them?
Many organisations start by outsourcing one service line, then move to integrated FM once they see the benefit of a single management team, one helpdesk and one set of reports. Integration reduces interfaces between contractors, avoids blame-shifting and often lowers total cost.
Fixora Solutions delivers both — see soft services, technical operations & maintenance and integrated facilities services.
