In Saudi Arabia’s climate, building systems work hard. Air-conditioning runs for most of the year, pumps and generators carry heavy loads, and dust affects filters and coils. Planned preventive maintenance (PPM) is the most reliable way to keep those systems running and control long-term costs.
What is planned preventive maintenance?
PPM is scheduled maintenance carried out at fixed intervals — weekly, monthly, quarterly or annually — based on manufacturer recommendations, asset criticality and operating conditions. The aim is to find and fix small issues before they become failures.
PPM vs reactive maintenance
- Reactive maintenance waits for something to break. It brings downtime, emergency call-out costs and shorter asset life.
- Preventive maintenance plans the work in advance. It brings predictable budgets, fewer breakdowns and longer asset life.
Which assets need a PPM schedule?
- Chillers, AHUs, FCUs and split units — filter and coil cleaning, refrigerant and electrical checks
- Electrical LV panels, generators and UPS systems
- Pumps, water tanks and water treatment
- Fire alarm, sprinklers, fire pumps and extinguishers
- Lifts and escalators, usually with the OEM
- Building fabric — roofs, doors, sealants and finishes
How to build an effective PPM programme
- Create an asset register with location, make, model and condition.
- Rank assets by criticality so life-safety and business-critical systems come first.
- Set task frequencies using manufacturer guidance and local conditions.
- Load schedules into a CAFM system to issue work orders automatically.
- Track completion and findings and feed defects into corrective work.
- Review quarterly to adjust frequencies and plan replacements.
The business case
A structured PPM programme reduces unplanned downtime, protects warranties, supports compliance and gives finance teams predictable maintenance budgets. It also builds the asset history you need for lifecycle and capital planning.
Fixora Solutions plans and delivers PPM across MEP, HVAC, electrical and fire life-safety systems as part of our technical operations & maintenance service.
